Chicago REALTOR YPN Roundtable: Practical Tech Tips

On June 29th the YPN members met for a round table. This month we had Scott Newman, Managing Broker/Owner, Newman Realty, reveal some of his secrets and tips on how he uses social networks and technology to push his business forward. His advice focused on making yourself visible even when you don’t have thousands to spend. We all need to stay ahead of the curve, and Scott showed 4 easy and quick solutions on how to do so. Here is a summary of what was discussed:  

1. Targeted Zip Code Marketing – Major real estate sites, like Zillow.com, allow you to purchase zip codes and become an exclusive or part-exclusive (depending on the percentage of the zip code you purchase) agent for that region. You will be able to OWN that neighborhood and get hyper-targeted marketing as well as high-quality leads.

2. Custom Video Landing Page – An interesting concept Scott brought to the group was a custom-made video landing page on this Web site. Every lead that wants more information gets sent to Scott’s landing page. There he has a quick clip with Scott explaining why the clients should use his company. As Scott put it, this:

             Reinforces your mastery of the latest technology

             Lets your passion and enthusiasm come through to buyers

             Exponentially increases your lead capture rate

3. Building Your Rental Presence Through Social Media – Social media is all about creating an online community and circle of influence. There is no better use of this then for rentals. Rentals are high turnover by nature and many people move every year. The greater reach you have online, the better chance you have of capturing someone who will be moving.

4. Twitter Monitoring for Lead Generation – Scott’s final point was using special software programs to monitor Twitter for key terms in posts. You can set up these programs to respond instantly when a match is made. Since Twitter is a stream of people’s present thoughts, you can capture a person who just posted “Thinking about moving to Chicago” right away.
